Thank you for allowing Patrick to speak with the builder the other day. He felt much better after their conversation on Saturday. However, last night we took several pictures of one of the larger roof trusses, which appears to be broken in three different places. Could you please let us know whether the entire truss will be replaced or repaired? As a real estate agent, I have represented numerous buyers purchasing new-construction homes where a damaged truss required repair. In those situations, the repair had to be designed or approved by a structural engineer, inspected upon completion, and accompanied by a letter certifying that it was repaired correctly. My concern is that this particular truss appears to have three separate breaks. If we decide to sell the home in five or ten years, I do not want to have to explain to prospective buyers that one truss was broken in three places and provide multiple engineering letters or repair documents for it. Since July 28, I have also been watching the pile of trusses stored over the front drainage ditch. They have been sitting in that position for approximately three weeks, with the ends elevated on the driveway and the centers sagging over the ditch. I am concerned that this improper support may have caused or contributed to the damage. Given the extent of the damage and the fact that the home is still under construction, we would strongly prefer that this truss be replaced rather than repaired. Please confirm how the builder intends to address this issue and whether complete replacement is an option.
